Real estate, done the way it should be.
Patrick Manning helps buyers, sellers, and relocating families across Middle Tennessee and Western Kentucky — with honest guidance built around your life, not just the transaction.
Patrick Manning is a Realtor® with Real Broker, LLC with more than ten years in real estate, serving Middle Tennessee and Western Kentucky. He's licensed in both states, works every price point, and has personally helped 125+ families relocate to Tennessee and Kentucky — from first-time buyers to multi-generational moves and new construction.
His approach is lifestyle-first. Before the listings and the paperwork, he wants to understand how you actually live: your commute, the schools that matter, your weekend routines, and the amenities you don't want to give up. That context is what turns "a house in your budget" into the right home.
Listen first, show second
Plenty of agents lead with listings. Patrick leads with questions. What does your weekday actually look like? Where do the kids need to be at 7:45? How far are you willing to drive for work, groceries, or a good meal out? The answers shape everything that follows — which neighborhoods make the shortlist, which homes are worth your Saturday, and which ones he'll tell you to skip. And if the timing isn't right to buy or sell at all, he'll tell you that too.
Relocating to Tennessee or Kentucky? Start here.
Relocation is where Patrick has built his deepest experience — and it's personal. He has made a long-distance move himself, so he knows exactly what it's like to choose a home from hundreds of miles away: the neighborhoods you can't walk, the schools you can't visit, the gut check you can't get from listing photos.
That's why his relocation process is built around distance. He runs live virtual tours, walks and drives the neighborhood on video so you see the actual street — not just the staging — and coordinates fully remote closings when you can't be here in person. He has guided 125+ families through moves to Middle Tennessee and Kentucky, many of whom didn't set foot in their new state until moving day was nearly here. You can see the full step-by-step process on the relocation page.
New construction & first-time buyers
New construction is one of Patrick's specialties. He has direct relationships with builders across Middle Tennessee and Western Kentucky, understands how builder contracts differ from resale, and advocates for you at every stage — contract, inspections, walkthrough, and closing. Builder representation costs you nothing and protects you significantly.
He also genuinely enjoys working with first-time buyers. There's no minimum price point and no rushed treatment — you get the same attention as a luxury client, plus connections to local lenders who know first-time buyer programs, including THDA down payment assistance in Tennessee.
What working with Patrick looks like
- It starts with a real conversation. Call or text 615-302-8000 or book a time that suits you. Patrick responds personally, usually within a few hours — no call centers, no virtual assistants.
- Then he listens. Budget, timeline, commute, schools, daily routines — the full picture before a single showing gets scheduled.
- You get a clear plan. Buyers get a focused shortlist and showings, in person or by video. Sellers get a free market analysis, a pricing strategy, professional photography, and a real marketing plan.
- Negotiation, handled. Patrick reviews every offer detail with you and negotiates on your behalf. In the current TN/KY market, listings typically go from list to close in 3–6 weeks.
- Closing, wherever you are. In town or out of state, he coordinates the final steps — including remote closings for relocating families.
